Living in Chharodi Near Nirma University: An Area Guide

Living in Chharodi means a home at the quiet northern end of S.G. Highway, around Nirma University. Schools, a hospital and the S.P. Ring Road are all within about 3 km. Gandhinagar and the airport are about 15 to 16 km away. There is no metro station here yet, so plan on a car.

We know this area well. We launched Swarnim Square here in 2013 and are now building Swarnim Heights nearby. This guide covers what daily life is like, who the area suits, and what to check before you buy.

Key Takeaways

  • Swarnim Heights lists Nirma University at 1.0 km and the S.P. Ring Road at 1.5 km.
  • Schools, a hospital and temples are within about 3 km.
  • Travel is by road for now, since the metro does not reach Chharodi yet.
  • Two villages share the name. PIN 382481 on a listing rules out the one near Sanand.

Where Is Chharodi, and Which Chharodi Is It?

Chharodi is a village area on the northern stretch of S.G. Highway, just north of Gota. Nirma University is its best-known address, and the university campus is the easiest way to find it. The PIN code is 382481, which it shares with nearby Gota and Chandlodia.

A Nirma University filing gives its address as Chharodi village, S.G. Highway, PIN 382481, with Vaishno Devi Circle as the landmark. That landmark helps, because the name alone can mislead you. Our own buildings are in this same Chharodi. Swarnim Square, launched in 2013, is behind the campus, and Swarnim Heights is close by. Both carry the 382481 PIN.

There is a second village called Chharodi in Ahmedabad district, near Sanand. It lies west of the city and is home to the Tata Motors car plant. Type "Chharodi" into a map app and it may drop a pin there. When a listing says "Chharodi", check that the PIN reads 382481 and the address mentions S.G. Highway or Nirma University. The PIN alone is not enough, since Gota and Chandlodia share it.

How Well Connected Is Chharodi?

Chharodi is well connected by road but has no metro station yet. The S.P. Ring Road is about 1.5 km from Swarnim Heights, and S.G. Highway runs past the university gate. The project page lists Gandhinagar at 16 km and the airport at 15 km. A car or scooter is part of daily life.

The S.P. Ring Road matters most for daily trips. It loops right around Ahmedabad, so you can reach the eastern side of the city without crossing the center of town. S.G. Highway gives you the straight run south toward Sola, Thaltej and the office belt beyond. North, it carries on to Gandhinagar. For trains, the project page puts Sabarmati railway station about 9 km away, which is handy for family trips out of the city.

The Ahmedabad metro now reaches Gandhinagar and GIFT City, but its stations sit to the east, along Koba and Infocity. To the south, the Blue Line ends at Thaltej Gam, roughly 11 km by road from Nirma University. If you work in GIFT City, plan on about 23 km by car. That is a long but manageable daily drive.

What Is Close By When You Live in Chharodi?

Most daily needs sit within 3 km. The Swarnim Heights project page lists Global Indian International School at 0.2 km and Nirma University at 1.0 km. K.D. Hospital is 2.5 km away, and SGVP School is 2.7 km. For a family with children, that cuts the school run to minutes.

The chart below uses those same project-page distances. Read them as figures for one building. A flat elsewhere in Chharodi will sit a little closer to some places and further from others.

Daily needs within 3 km. Airport and Gandhinagar 15-16 km. Distance from Swarnim Heights, in km within 3 km Global Indian School 0.2 Nirma University 1.0 S.P. Ring Road 1.5 Jain Derasar 1.7 K.D. Hospital 2.5 SGVP School 2.7 Sabarmati rail station 9 Airport 15 Gandhinagar 16 Source: Swarnim Heights project page, distances as listed

For daily shopping, S.G. Highway and Gota are a short drive south.

Faith is part of the fabric here too. SGVP, a large Swaminarayan gurukul campus, is one of the best-known landmarks on this part of S.G. Highway. Temples and community campuses line the highway here, including Sardardham, which the project page lists at 2.5 km. For many families we meet, a nearby temple matters as much as a nearby mall.

What Nirma University Brings to the Neighborhood

A large campus shapes the area around it. Nirma University runs several institutes on this campus, including technology, management, pharmacy, science, and architecture and planning. Its pharmacy institute dates from 2003, according to the institute's own filing. That means steady daytime activity, college traffic at the start and end of the day, and a settled feel to the streets nearby.

For a buyer, the campus has two sides. It keeps the area lively and gives it a well-known landmark, which helps when you give directions to visitors. It also brings extra traffic near the gates when classes start and finish. Drive past at those times before you decide.

You may hear that the campus makes a flat easy to rent out. We cannot promise rental demand for any one flat, so ask local brokers what similar homes actually rent for. Enjoy the university as a neighbor, and keep any rent you plan on modest until a broker backs it up.

Is Living in Chharodi Right for Your Family?

It is if your family wants room and calm and is happy to drive. Most buyers we meet here are between 35 and 55, and many are moving up from a 2 BHK they have outgrown. The area suits them because the schools are close and the streets are quiet.

It suits you less if you want the busy middle of S.G. Highway on your doorstep. The big malls, the large office towers and most of the hotel belt sit further south, so expect a proper drive to reach them. It also suits you less if your household has no car. Without a metro station, you would rely on autos and cabs.

Torn between Chharodi and the newer belt further north? Our guide to buying a flat in Adalaj walks through that area step by step.

How Should You Compare Prices for Flats Near Nirma University?

Compare price per square foot of carpet area, from written quotes. Listing sites around Chharodi mix rates per square foot and per square yard, and they mix carpet and super built-up area. A rate that looks cheap can turn out expensive once you convert it.

Ask every builder for the carpet area of the exact unit, in square feet, on paper. Then divide the full price by it. Check what that price includes, too. Parking, the maintenance deposit and legal fees are often quoted separately, so ask for all of them on the same sheet. Two quotes only compare fairly once both include the same items. Our guide to carpet area versus built-up area shows how the two figures differ and why only one is fair to compare.

Prices at Swarnim Heights depend on the floor, the facing and the unit size, so we share them unit by unit. Its 3 BHK homes are listed at 2,304 to 2,430 sq ft. Ask us for the carpet area and a written cost sheet for the unit you like, and hold every other builder to the same.

What Should You Check Before Buying a Flat in Chharodi?

Start with the RERA number. Look the project up on the GujRERA portal and check the project name, the address and the approved plan. Then check the land record, the civic body and who the developer is. Most take minutes, and each one can stop a costly mistake.

  1. Match the RERA number. Swarnim Heights is registered as PR/GJ/AHMEDABAD/AHMEDABAD CITY/AUDA/MAA10245/A1M/060323. Our guide to checking RERA registration shows what each part means.
  2. Read the 7/12 extract. You can pull it from AnyROR, the state's land record site. Confirm the village is the Chharodi near Nirma University. The one near Sanand is recorded under Sanand taluka, so a 7/12 that names Sanand is the wrong village.
  3. Ask who collects property tax. City limits around Ahmedabad have grown in stages. Ask whether your building pays the Ahmedabad Municipal Corporation or a local panchayat, and what that means for water and roads.
  4. Check who the developer is. Builder names can look alike, and a brochure is easy to misread. Get the RERA number from the sales team in writing, and check that GujRERA shows the same project name and address.

If any of these papers differ from what the sales team told you, ask them to explain before you pay a rupee. Then visit twice before you book. Go once on a Sunday morning with the family, and once on a weekday morning, when classes are starting. Our list of questions to ask a builder is a good thing to carry on both trips.

A Quiet Corner of S.G. Highway

Living in Chharodi is quiet and practical. Schools and a hospital are close by, and the Ring Road is just 1.5 km away. It suits families who drive, since the metro does not reach here yet. For a family moving up from a 2 BHK, that mix of space and calm is the main draw.

If you do one thing this week, drive there twice. Go once on a weekday morning and once on the weekend, and see how both feel.

We built Swarnim Square here and are building Swarnim Heights now, so we know these streets well. Talk to our team and we will show you around.
