Zundal or Adalaj: Which Should You Choose?

Zundal vs Adalaj area comparison

Pick Zundal if your working day points south into Ahmedabad. Pick Adalaj if it points north into Gandhinagar or GIFT City. The two sit 3.2 km apart on the same road. That short gap matters more than most of what a brochure will tell you.

Most buyers compare them on price and size. Those matter. But the drive you make five days a week is the one thing you cannot renegotiate after you move in.

Key Takeaways

• The commute decides this, not the price list. Whether either address counts as far depends on whether your week points toward Ahmedabad or Gandhinagar.

• Zundal is closer to Ahmedabad, and Adalaj is closer to Infocity and the rest of Gandhinagar.

• They sit only 3.2 km apart, so small differences carry a lot of weight.

• Neither has its own metro station. The nearest is about 5 km from Zundal and 6 km from Adalaj.

• Stamp duty is the same either way: 4.9% plus 1% registration.

Where Exactly Are These Two Areas?

Both sit north of Ahmedabad, on the road that runs up toward Gandhinagar.

Zundal comes first as you drive north. Adalaj is 3.2 km further on, and it is best known for the Adalaj Stepwell, the fifteenth-century well that still draws visitors on a Sunday.

They share the same road and much the same character: wide plots, newer buildings, and far less traffic than the west of the city. That is why buyers end up choosing between the two rather than between one of them and somewhere else.

We build along this stretch. Swarnim Skyline sits on the Zundal-Adalaj road, and Swarnim Vatika is in Adalaj.

Zundal vs Adalaj: Which One Is Closer to the City?

Zundal, by roughly 3 km. That sounds small on paper, and it adds up in daily use.

Buyers often tell us both areas feel "too far from the city." It is worth being straight about what the numbers show, because far depends entirely on what you are measuring from.

Zundal is about 5 km from Motera, which is where Ahmedabad's northern edge begins. Adalaj is about 8 km from the same point. Neither figure is a distance to the city center, which is a good deal further south. On a clear morning that gap is a few minutes. In evening traffic it can stretch to fifteen, and once you do that drive every working day the evenings alone start to add up.

Now turn the map around. If you work in Gandhinagar, Adalaj is the closer address and Zundal is the one adding minutes. Neither area is far on its own. Each one is far from something different.

Does Zundal or Adalaj Have a Metro Station?

No. Neither one does, which catches most buyers out.

The line that serves this side of the city is the Yellow Line, built as Ahmedabad Metro Phase-II. It runs north from Motera Stadium to Mahatma Mandir. That is 22.8 km across 20 stations, and the last stretch opened on 11 January 2026 (Gujarat Metro Rail Corporation). All of it is running today.

The catch is the route. It goes north through Koteshwar Road, Vishwakarma College, Tapovan Circle, Narmada Canal and then Koba. That path runs several kilometers east of Zundal and Adalaj. There is no Zundal station and no Adalaj station anywhere on the network, which you can check against the full station list.

So the metro comes near both areas without actually reaching either one:

  • From Zundal, Motera Stadium sits about 5 km to the south and Koba Circle about the same to the east
  • From Adalaj, Koba Circle is about 6 km and Motera Stadium about 8 km

Those are point-to-point distances on a map. Your actual drive will be longer, because roads bend. Treat them as a way to compare the two areas, not as a travel time.

Either way it is a drive or an auto to the station, then the train. Workable, but worth knowing before you buy.

Neither Zundal nor Adalaj sits on the metro line The line runs east of both. Schematic, not drawn to scale. Gandhinagar road Metro Yellow Line 6.2 km 5.1 km 3.2 km Adalaj no station Zundal no station toward Ahmedabad Koba Circle level with Zundal Motera Stadium station Station list: Gujarat Metro Rail Corporation. Distances measured point to point, not by road.

Which Side Suits Your Commute?

Zundal if you drive into Ahmedabad. Adalaj if you drive into Gandhinagar. This is the question that settles the whole choice, and it takes two minutes to answer.

Write down where each working adult in the house goes on a normal Tuesday. Then look at which way the list points.

Points south, into Ahmedabad. Zundal. You are 3 km closer to the city, and Motera Stadium is your station. That end of the line is worth understanding before you judge the drive, and our Motera area guide covers how the corridor works.

Points north, into Gandhinagar, Infocity or GIFT City. Adalaj. It is roughly 6 km from Infocity against 8 km from Zundal, and you drive away from the Ahmedabad rush instead of into it.

Points both ways. This is the common one, and Zundal usually wins it. Sitting closer to the bigger city gives you more options when a job changes.

GIFT City sits on its own short branch, the Violet Line, which runs two stops out from GNLU in Gandhinagar. Either area means the Yellow Line and then that branch. For GIFT City itself the two are almost level, so it is Infocity and central Gandhinagar where Adalaj pulls ahead.

Zundal vs Adalaj at a Glance

Four of these actually separate the two areas. The last one is the same wherever you buy.

Read the table as a set of trade-offs rather than a scorecard. Zundal keeps you closer to Ahmedabad, with a slightly shorter run to a metro station. Adalaj buys you quiet, more open ground, and a shorter drive into Gandhinagar and Infocity. Neither column is the winning one. The right column is whichever matches the journey you actually make.

What Do You Get for Your Money?

More space than the west of Ahmedabad gives you, in both places.

Rates move every quarter and change street by street, so any number printed today is stale by the time you read it. Check the government's own figure instead of a portal average. The jantri portal gives the government's official valuation for a plot, found using its survey number, which is the reference number on the land record. Your stamp duty is worked out on that figure or on what you actually pay, whichever is higher.

There is a pattern worth knowing, though it is a general one rather than a rule. Adalaj has more room to spread out, so you see more low-rise housing there, including villas. Zundal is built up more tightly and leans toward apartments.

Our own projects follow that split. Swarnim Vatika is 4 BHK villas in Adalaj, and Swarnim Skyline is 3 and 4 BHK apartments in Zundal-Adalaj. If you want a plot of your own rather than a floor in a tower, the search usually pulls you north.

That choice deserves its own thinking, and villas versus apartments works through it properly.

What About Schools and Daily Needs?

Day to day, both work. Neither has the density of options the west of the city has, and it is worth checking the specifics for your own street rather than taking either area on trust.

You will find schools, clinics and daily shopping in both areas. What you will not find yet is the sheer choice you get around S.G. Highway, where several options usually sit within a short drive.

Do one thing before you decide. Call the schools you would actually use. Ask them two things: do you take children from this address, and is there a bus stop on this road. A school 3 km away with a bus is easier than one 1 km away without.

For a big hospital, both areas point you back toward Ahmedabad or into Gandhinagar, so plan that drive rather than discover it in an emergency.

Will Property Here Actually Appreciate?

Nobody can promise that, and be careful with anyone who does.

What can be said is what has already changed. The Yellow Line reached Mahatma Mandir in January 2026 and now links Ahmedabad to Gandhinagar directly. GIFT City keeps pulling jobs north, and both areas sit on that corridor.

That is the honest version. The city is growing northward and these two sit on that path, which is a reason to look rather than a promise of a number.

What should worry you more than the direction is the specific project. An area can do well while a badly run building in it does not, and the reverse happens too. Check the promoter's completed work, walk a building they finished five years ago, and see how it has been maintained. That tells you more about your resale value than any forecast about the corridor.

What Should You Check Before You Sign?

Two things, and neither depends on which area you picked.

  1. Check the paperwork. Every project above a certain size has to be listed with GujRERA, the state body that oversees property projects, and that listing is public. Search for the project there and you can see who is building it, the approved plan, the registered completion date, and any complaints filed.
  2. Drive the commute yourself. Not on a Sunday. Drive from the site to your office on a Tuesday at nine in the morning, and back at seven. That single trip tells you more than any comparison table, including this one.

One thing before you read that date. Building timelines move, and the promoter then files a revised date with the authority. A date that has passed is common in this industry and is not by itself a warning. What matters is whether the builder talks you through it plainly.

Ours are listed on GujRERA too. Swarnim Skyline is PR/GJ/GANDHINAGAR/GANDHINAGAR/AUDA/MAA12510/211023 and Swarnim Vatika is PR/GJ/AHMEDABAD/AHMEDABAD CITY/Others/RAA07219/210620. Look them up and ask us about anything you find. How to check a RERA registration walks through the search screen by screen.

The Short Version

The gap between Zundal and Adalaj is 3.2 km, and it comes down to one question. Which way do you drive on a normal weekday?

South into Ahmedabad, choose Zundal. North into Gandhinagar or GIFT City, choose Adalaj. Neither has a metro station, so budget for the drive to one either way.

Do this first. Write down where everyone in the house goes on a Tuesday, then drive that route from both areas in real traffic. The answer usually becomes obvious.

We build in both. If you want to walk either site, talk to our team and we will meet you there.

Frequently Asked Questions

For GIFT City itself the two are almost level, so this is not the deciding factor most buyers expect. Adalaj is clearly closer to Infocity and central Gand додаhinagar. Either way you drive to a station first, because the GIFT City branch runs from GNLU.

No. The Yellow Line passes east of Adalaj through Koba, so the nearest station is roughly 6 km away. Nothing built or running on the network today has a stop in Adalaj.

Adalaj tends to be quieter, with more open ground and lower buildings, while Zundal keeps you closer to the city for schools and hospitals. Families who want space usually go north, and families who want short drives stay south.

That depends entirely on where you work. Zundal is about 5 km from Motera and Adalaj about 8 km. Motera is the northern edge of the city, not the middle of it. If your day runs into Gandhinagar, neither is far at all.

No. Gujarat charges 4.9% stamp duty plus a 1% registration fee, calculated on the higher of your transaction value or the jantri value. The area changes the amount only through the property valuation.
